Job Responsibilities

• Prepare detailed financial models and analytical reports for senior management
• Work closely with the deal origination team to gather necessary property information, answer questions, and resolve issues.
• Prepare detailed rent comparison reports for submarkets that consider the differences of unit and property types.
• Obtain, organize, summarize property information
• Review and verify loan documents including income, credit reports, and asset documentation.
• Analyze rents in the submarket to understand current trends and predict future ones.
• Modify existing financial models to support investment decisions
• Monitor and track benchmarks for successful projects to guide future endeavors.
• Track current financial data to alert stakeholders in case of deviation from the projected path.
• Use real estate databases to understand rents and market trends.
• Create written reports that enable management teams to make informed investment decisions to develop new apartment projects.
• Prepare comprehensive documentation for investors, detailing project performance and future projections.

Role Details

• Industry: Finance
• Work Shift: 8:00 AM - 5:00 PM CST (USA)
• Workdays: Monday through Friday (USA)
• Written and spoken English skills: Very Proficient
• Salary package: PHP 80,000

Ideal Candidates will have:

• Extensive experience in budgeting, cash flow forecasting, and financial analysis.
• Advanced Excel modeling
• Must be able to work independently with a strong sense of ownership and accountability.
• Attention to detail in a fast-paced work environment and the ability to manage and prioritize multiple projects simultaneously to drive results.
• Hands-on, results-oriented, and self-motivated
• Proactive problem-solving skills including the ability to define possible solutions, foresee issues, and provide effective solutions.
• Analytical skills, flexibility, and ability to adapt to dynamic expectations.
• Ability to organize, interpret and analyze large volumes of data.
• Excellent communication skills to collaborate with company leaders and Cost Center Managers.

Additional Job Requirements

• Bachelor’s degree, preferably with a major in finance, economics, statistics, or real estate.
• Proven experience working as a financial analyst.
• Excellent reporting and communication skills.
• Strategic thinking and strong organizational skills.
• Proven analytical and financial modeling skills.
• Strong English written and communication skills.
• Proficiency in Microsoft Excel modeling.
• Prior 2-5 years prior experience working in multifamily/apartment financial analysis and loan underwriting.
