I) Office Space Design Development & Pitching

  • Developing initial design as well as office space planning concepts via material boards, sample boards, mock-ups and material/product libraries, and client presentation decks.
  • To collaborate & manage a team of external consultants, including outsourced ID, design and build contractors, through the design phase to the completion of the project.
  • Prepare design and construction fee proposals in consultation with Principal Architect, Contractors and suppliers.
  • Conduct presentations to prospective Clients for confirmation while acting as a workplace strategist to consult and offer office solutions.
  • Upon confirmation of the project, to develop the detailed design in close alignment with regular Client touchpoints.
  • Maintain organized project files and documentation to ensure accuracy, consistency, and compliance with project requirements.

II) Project & Construction Management

  • Draft out construction/fit-out timeline in consultation with Clients, Contractors and Principal Architect.
  • Apply for relevant permits from authorities before starting site works.
  • Arrange for taking over possession of the project site and manage initial defects checks with the contractor before starting site works.
  • Schedule and arrange relevant trades contractor/suppliers to commence works on site in close adherence to project timeline.
  • Attend site meetings with Client, Contractors and suppliers to follow up progress, decisions required and resolve issues.
  • Provide timely regular updates to Client on-site progress.
  • Defects check and management before handing over to the Client.
  • Arrange for defects rectification during the Maintenance Period.

III) Project Cost & Variation Management

  • Keep track of project fee and expenditure.
  • Initiate claims to Clients and payments to contractors promptly to ensure timely completion of project.
  • Track variations and ensure Client’s confirmation is obtained before work is carried out on site. To include all confirmed variations in both claims to Client and payment.

Requirements

  • Candidate to possess a Diploma / Degree in Interior Design, Architecture, Real Estate, Project Management, or any relevant field or equivalent.
  • At least 5 years of experience in office interiors/workplace design projects, in the capacity of a designer, business development, or project manager. Residential interior design experience will not be considered.
  • Experienced in client-facing presentation; excellent communication skills and ability to present design concepts to clients
  • Strong stakeholder management to coordinate and harmonize the design and build requirements of clients, contractors, and management.
  • Demonstrated experience coordinating design documentation with external consultants, project budgeting, and deliverables management.
