Summary of the Position:

The Senior Director, Head of Operations will report directly to a Senior Managing Director and plays a crucial role in overseeing the successful execution of all operations at Rockefeller Center, including base capital projects, redevelopment projects, elevator PM programs and modernizations, local law 11 work and select large scale repair and maintenance projects. This position requires extensive experience in construction management, project planning, budgeting, and coordination. The ideal candidate will have a proven track record of successfully delivering large-scale projects within existing buildings and/or ground-up construction within scope, on time and within budget. The ideal candidate should also have extensive experience in MEP (Mechanical, Electrical, Plumbing ) and structural base building systems.

In this role, you will be responsible for all redevelopment projects including the renovation of the Top of the Rock observation deck, coordination with the Little Nell Hotel, wayfinding, office and retail projects like full tenant build-outs, corridors and bathrooms, pre-builds, common area projects like rink level signage, seating, floors, tenant amenity spaces, parks and open spaces like Radio Park and the Channel Gardens, base building work like roofs, lobbies, infrastructure and back of the house.

Key Responsibilities:

  • Manage the Rock Center design and construction team
  • Direct all design teams, including architects, engineers, consultants, etc. working on such projects
  • Manage necessary entitlements processes, including with landmarks, DOB, etc.
  • Oversee all construction teams with ultimate accountability for successful execution of projects on schedule and budget
  • Coordinate and work closely with all operational teams at the Center – engineering, property management, the operating businesses (Top of the Rock, Rainbow Room, the Rink), to ensure comprehensive capital plans are developed and executed
  • Work closely with events and marketing team to advise on operational issues related to programming, special events, and wayfinding
  • Ensure building systems are being evaluated and correct preventive maintenance program are performed for building optimization.
  • Prepare capital budgets and conduct reforecasts throughout the year. Prepare and manage schedules.
  • Develop long term capital and R&M plans
  • Present on projects to internal stakeholders as well as to customers, prospects, and the public (community boards, LPC, etc.)

What we look for:

  • 15+ years of experience in capital project management, preferably in commercial real estate, hospitality or related industries
  • Undergraduate and/or graduate degree in engineering, construction management, architecture or related field; advanced degree preferred
  • Proven track record of successfully delivering complex construction projects, fit-outs & renovations of existing structures.
  • Experience in MEP and structural base building systems
  • Experience collaborating with large and diverse project teams.
  • Excellent communication, negotiation, and interpersonal skills, with the ability to interact effectively with stakeholders at all levels
  • Ability to “think like an owner” and inspire the confidence of the TS executive management team.
  • Proficient in project management software and tools for scheduling, building codes, regulations and industry best practices
  • Ability to physically travel between floors and buildings to effectively communicate all project assignments and requirements.

The base compensation range for this role is $260,000 to $300,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.
