Hill Group are looking for a Sales Progressor, reporting to the Sales Progression Manager and is responsible for the progression of reservations to exchange of contracts within the agreed timescales and ensuring completions happen on time.

Key Results Areas:

Delivery

  • Progression of all reservations to exchange of contracts within the timescales agreed with the customer on the reservation agreement (4 weeks).
  • Instruct our solicitors to issue contracts to customers solicitor.
  • Administration of the AML and contract signing process.
  • Respond to our solicitors enquires, liaising with technical if needed.
  • Review and acknowledge reservation review dates and extend by agreement with Regional Sales Manager if deemed suitable.
  • Communication between all key stake holders throughout the process especially the Sale Executives, being the main point of contact with the customer.
  • If the Sales Executive is not the main point of contact with the customer then take over as main point of contact.
  • Reporting to team members and the wider company.
  • Double check all issued paperwork for accuracy.
  • Uses and ensures plot progression section of YourKeys is always correct.
  • Ensure paperwork is filed correctly.
  • Monitors our solicitors’ performances and issues KPI’s every quarter to gain improvement.
  • Drive issues through to a conclusion in a tenacious way.
  • Keep enquiry tracker as many enquires already answered.
  • Be knowledgeable about each development.

Quality & Compliance

  • Deliver quality work, following the required processes defined in the ISO manuals relevant to this position.
  • Adhere to all processes and protocols defined in the ISO manuals relevant to this position
  • Deliver KPIs defined annually by the line manager to deliver health, safety, quality and environmental requirements of the position.
  • To work within the Company Health and Safety regulations so ensuring the safety of themselves and customers and others.
  • Contribute to the achievement of annual 5-star housebuilder award by delivering high quality work, on time and on budget.
  • Have ownership of sales IT systems, of the systems accuracy and being the first port of call for questions, coaching Sales Executives, running reports, rolling out new updates

Communications & PR

  • Support launches and promotional events for developments.
  • Assist all potential buyers and provide ad-hoc support where needed for marketing events and launches.
  • Puts forward ideas and content for testimonials and social media opportunities.
  • Communicate confidently with members of the team, customers, all internal departments and outside agencies.

Financial

  • Manage and issue Sales Reports both internally and externally:
  • Issue Sales Reports internally within the business
  • Issue reports external to HBF and NHBC

People

  • Problem solving using other team members to find quick solutions.
  • Using skills and knowledge liaise directly with:
  • Sales Executive so they can drive customer better and help them overcome any issue
  • Customer if difficult and sales executive unable to manage
  • Our solicitor
  • Customer solicitor if difficult
  • Customer broker if difficult
  • Receives any questions from our solicitors:
  • If sales related answers or refer to Sales Manager for answer
  • If legal related ask Legal Director or Head of Legal
  • If technical asks Technical Manager in region
  • Chase above people so if no response received within 48 hours and continues to drive to achieve quick efficient response.
  • Assist with Sales Administrator cover for their Holidays/sickness.
  • Chase outstanding actions with Sales Executive.

Success Measures:

  • Ensures an effective service for customers to achieve contract exchange deadlines.
  • Exchange of contracts is consistently achieved within 28 days.
  • Successful management of Brokers and Solicitors to meet contract exchange deadlines.
  • Effective and proactive management of issues and queries effectively.
  • IT systems are accurate.
  • Maintain the presentation of the sales area to the highest standar.d
  • Suggest ways to market development better.
  • To deliver the Hill Customer Journey.
  • The delivery of the Hill Customer Journey in line with the company procedure manual to ensure the NHBC / HBF Five Star customer satisfaction award is achieved.
  • Yourkeys plot progress and status is up to date.

Skills, Experience and Attributes:

  • Educated to A Level standard.
  • Demonstrate a broad knowledge of the local housing market.
  • Demonstrate a knowledge and understanding of Anti-Money Laundering process.
  • Aware of a positive health and safety culture requires for the workforce and for potential customers.
  • Experience of using a sale IT system.
  • Be able to demonstrate excellent customer relations skills.
  • Can communicate confidently with members of the team, customers, all internal departments and outside agencies.
  • Previous Sales experience, track record of selling new homes both off plan and with showhomes.
  • Broad product knowledge of the housing market.
  • Demonstrate an understanding of the conveyancing process.
  • Demonstrate an understanding of the mortgage application process.
  • Demonstrate excellent negotiation, customer service and interpersonal skills.
  • Ability to work under pressure to achieve deadlines.
  • Ability to report weekly sales, progression, conveyances v Company Targets.
  • Proficient in Microsoft Office .
  • Experience of effectively liaising with IFAs and Solicitors.
  • Excellent presentation and customer liaison skills with strong communication skills.
  • Flexible attitude – willing to adapt work and hours to succeed.
  • Ability to report weekly sales, progression, conveyances v Company Targets.
  • Self-motivated.
  • A confident communicator - with members of the team , customers, all internal departments, and outside agencies.
  • Proactively takes full responsibility of all duties .
