To support the hybrid work approach in our company, the Workplace Operations team takes an assessment between the office usages and the business requirements as a trusted professional advisor from a real estate and facilities perspective.

WHO ARE WE LOOKING FOR

The Program Manager will lead efforts to create a safe, healthy, and inclusive environment at Woven by Toyota, ensuring that employees can do their best work and feel encouraged to come to work. Reporting to the Global Head of Workplace Operations (based in Tokyo), you will be lead multiple facilities projects and the important strategic initiatives guided by the Workplace Operations team as an individual contributor.

Our Workplace Operations Japan team supports multiple sites in Tokyo and beyond. They take great care and pride in creating workspaces where our teams can succeed.

RESPONSIBILITIES:

• Work with the Workplace Operations team globally to implement real estate related initiatives.
• Manage business operations of Workplace Operations organization on a monthly basis reporting to the Global Head.
• Lead the business operations related initiatives to improve efficiency.
• Benchmark OpEx and CapEx data in each site globally, assess and analyze the cost data against the market benchmark, and make recommendations to the Global Head.
• Work with the Global Head to publish / update internal policies related to the real estate management process.
• Work with Facilities Managers to provide the analytical data for smoother negotiate with the landlords and vendors.
• Work with Facilities Managers and lead the assigned facilities projects from the beginning of the phase to the project delivery.

MINIMUM QUALIFICATIONS:

• 8+ years of hands-on experience in Real Estate, Facilities, Construction, and Project Management.
• Collaboration experience with multiple internal functions.
• Strong analytical skills
• Experience negotiating with and managing subcontractors, vendors, landlords, and property managers.
• Comfort with a high-growth company, where everyone is encouraged to participate in and contribute across all teams.

NICE TO HAVES:

• Graduate degree in Real Estate, Operations or Finance
• Manage and collaborate with other teams to deliver outcomes in a progressive environment.
• Experience managing facilities management budgets.
• Excellent financial, contract management, purchasing and leadership.
